Eligibility, title documents and payment questions to discuss with independent advisers before you commit.
Check your eligibility first
NRIs and OCIs generally cannot purchase agricultural land, plantation property or farmhouses in India under the ordinary permission framework. Inheritance and other specific circumstances may be treated differently.
A managed-farmland offer does not itself remove these restrictions. Before making any payment, ask an independent Indian lawyer to verify your eligibility, the land classification and whether any specific permission is required. Do not rely solely on promotional wording.
Review the property documents
Ask your adviser to examine the title chain, encumbrances, revenue records, survey details, access rights and proposed agreement. Confirm that the person selling the property has the authority to do so.
A registration timetable is not a substitute for checking title and eligibility. Resolve those questions before agreeing to a registration date.
Clarify payments, taxes and repatriation
Discuss the source of funds, permitted payment channels, tax obligations and any future repatriation restrictions with your bank and qualified tax adviser. Your country of residence may also have reporting requirements.
Currency conversions are estimates: exchange rates, transfer charges and taxes can change the amount you actually pay or receive.
Keep a written record
Retain copies of the offer, documents, management obligations and all payment terms. Ask for written answers to important questions, and avoid making a decision based only on a projected return.
